  • Contact the estate agent to obtain seller’s, and their solicitors, details
  • Request contract and paperwork from the seller’s solicitor
  • Submit a local authority search, advising you on any items listed which may affect the property
  • Explain the Terms & Conditions of your mortgage offer
  • Chase the mortgage offer from your lender if necessary
  • Arrange for you to sign the contract of sale
  • Arrange for exchange of contracts and forward your signed contract to the seller’s solicitor. (When contracts are exchanged, both the buyer and the seller are legally bound to the transaction).
  • Prepare the transfer and mortgage deed and arrange for you to sign it
  • Carry out final searches
  • Prepare final accounts for completion
  • Request any monies required to fulfil the transaction
  • Keep to the completion date and/or deadline
  • Arrange for the balance of monies to be exchanged
  • Arrange for you to have access to the property
  • Pay any stamp duty
  • Register the property in your name at H.M. Land Registry
