What your solicitor does – Buying Your House
- Contact your estate agent to obtain all the details about the seller and their solicitor
- Request the relevant contract and papers from the seller's solicitor
- Request a local authority search, advising you on any items listed which may affect the property
- Explain the terms and conditions of your mortgage offer to you
- Chase the mortgage offer from your lender if necessary
- Arrange for you to sign the contract
- Arrange for exchange of contracts and forward your signed contract to the seller's solicitor - when contracts are officially exchanged between solicitors both the buyer and seller are legally bound to the transaction
- Prepare the transfer and any mortgage deed and arrange for you to sign it
- Carry out final searches as appropriate
- Prepare the final accounts for completion
- Request any monies required to fulfil the transaction
- Adhere to the completion date/deadline
- Arrange the balance of the monies to be exchanged
- Arrange for you to have access to the property
- Pay the stamp duty (if required)
- Register
