- Contact the estate agent to obtain seller’s, and their solicitors, details
- Request contract and paperwork from the seller’s solicitor
- Submit a local authority search, advising you on any items listed which may affect the property
- Explain the Terms & Conditions of your mortgage offer
- Chase the mortgage offer from your lender if necessary
- Arrange for you to sign the contract of sale
- Arrange for exchange of contracts and forward your signed contract to the seller’s solicitor. (When contracts are exchanged, both the buyer and the seller are legally bound to the transaction).
- Prepare the transfer and mortgage deed and arrange for you to sign it
- Carry out final searches
- Prepare final accounts for completion
- Request any monies required to fulfil the transaction
- Keep to the completion date and/or deadline
- Arrange for the balance of monies to be exchanged
- Arrange for you to have access to the property
- Pay any stamp duty
- Register the property in your name at H.M. Land Registry
