What your solicitor does – Buying Your House

  • Contact your estate agent to obtain all the details about the seller and their solicitor
  • Request the relevant contract and papers from the seller's solicitor
  • Request a local authority search, advising you on any items listed which may affect the property
  • Explain the terms and conditions of your mortgage offer to you
  • Chase the mortgage offer from your lender if necessary
  • Arrange for you to sign the contract
  • Arrange for exchange of contracts and forward your signed contract to the seller's solicitor - when contracts are officially exchanged between solicitors both the buyer and seller are legally bound to the transaction
  • Prepare the transfer and any mortgage deed and arrange for you to sign it
  • Carry out final searches as appropriate
  • Prepare the final accounts for completion
  • Request any monies required to fulfil the transaction
  • Adhere to the completion date/deadline
  • Arrange the balance of the monies to be exchanged
  • Arrange for you to have access to the property
  • Pay the stamp duty (if required)
  • Register
